We deeply care about the humans we are able to work with. When we sit down and agree on purchasing your home – we mean it.



A cash sale on your home means that we are purchasing the property outright with cash, rather than obtaining a mortgage to finance the purchase or dealing with banks. It is a QUICK and EASY process. We sit down and listen to YOU. Our goal is to agree on a price and terms that work for both of us (we are in this together). We work on your timeline and with your unique situation. Once the agreement is signed we submit it to our title and closing company. Then we wait until the agreed upon closing date. There are no contingencies – such as appraisals, or financing. A cash sale on your home is completed more quickly and with less paperwork and hassle than a traditional home sale that involves mortgage financing.

We are here because of you – the homeowner. We work on your timeline and with your unique situation. We can close in anywhere from 10 days to a few months. Your time is VERY valuable to us therefore we only ask what we need to and expedite the process.

We buy homes for cash. Our process is quick and easy compared to a traditional sale. On your end it can take as little as an hour of time – we handle the rest of the work.

We often take on properties with lots of repairs and LOTS of stuff left behind – that’s our bread and butter. In fact, we once had a property with about 20 rugs scattered and placed outside. They had been there so long the grass and weeds had grown into the rugs. This was the most interesting form of weed removal we had ever seen.

  • GETTING THE BEST PRICE 

In a traditional sale sellers may be concerned with selling their home for the highest possible price to get the most money back from their investment. This means they will list their property on the market. The seller may worry about how long it will sit on the market. Once an offer is accepted there are contingencies included for financing such as appraisals and home inspections. These take time. If the appraisal comes in low or the home inspection uncovers something the sale may fall through. The buyer may also ask to renegotiate terms and ask for money off of the home sale or ask you to make the repairs (which we will never do). The downfalls of a traditional sale may include LOADS wasted time and unknowns. 

Let me say it loud and clear – We, at First Light Home Buyers, care about the humans we get to serve. We see the time and energy you put into buying this home. We are not here to give you “lowball” (a word we hear quite often:) offer. WE VALUE YOUR TIME AND YOUR HOME. Our mission is to listen to you and simplify the home selling process. This means we are here because of you – we want to get you the value you deserve for your property. We will sit down with you and be open about the numbers and why we are making you the offer we are. 

  • TIMING OF THE SALE 

Time is critical when selling a home. A traditional sale usually means putting your home on the market. This means you can worry about how long it will sit on the market and whether or not you will be able to sell it in a timely manner. 

We respect your time. Your time is a limited resource that can’t be replaced or replenished. That is why we make our process quick and easy. We can close on your property within 10 days. 

  • HOME INSPECTION ISSUES 

A traditional sale usually includes a home inspection (required for financing or by the buyer). Home inspections uncover problems that the seller may not have known about. The seller may worry about having to make repairs or losing the sale if the buyer backs out due to inspection issues. We have personally dealt with this when selling a house – it sucks and it is a waste of time! 

We are home buyers. Do you remember what our bread and butter is? That’s right – dealing with lots of repairs, hauling away garbage (in fact it wouldn’t be a Tuesday morning without a visit to the dump – word of advice don’t go on weekends and if you do pack a lunch:), and really whatever it takes to restore the property. 

  • NEGOTIATING WITH BUYERS 

A traditional sale includes negotiating with buyers. It can be a challenging task – ESPECIALLY if the buyer is not experienced with homeownership or doesn’t value your time.

  • CLOSING THE SALE 

A traditional closing process can be complex and time-consuming. A seller may worry about potential delays or complications that may impact the sale.
